Many projects need clearance from the planning and zoning department before you apply for the building permit.

STEP 1: 

To receive a zoning clearance letter follow these steps: 

  1. Complete zoning clearance letter application here:  ZONING CLEARANCE APPLICATION
  2. Submit application to APPLICATIONS@AMERICANFORK.GOV
  3. When you receive the zoning clearance letter from the planning and zoning department, you may begin the building permit process.

Important Note on TSSD Fee Increase: 

*Beginning January 1, 2024 Timpanogas Special Service District (TSSD) will be increasing their impact fees from $3,559 to $4,981. All permits issued after December 31, 2023 will be charged the new fee of $4,981. If you have any further questions or concerns you may contact TSSD at 801-756-5231.

Submittals

Incomplete submittals WILL NOT be accepted. Make sure the application is complete and you provide all the required plans and construction documents. Complete submittals will prevent unnecessary delays in the plan review process. Make sure the site plan is complete. The purpose of the site plan is to clearly show the entire lot and existing home, proposed project, all buildings, sheds, and accessory structures, proposed setbacks dimensions, public utility easements. Plan must be to scale.

Code Update

Beginning July 1, 2023, The American Fork Building Department will be using the 2021 IBC and IRC Code as adopted by the State of Utah. 

Public Utility Easements

Whether you are installing a pool, detached garage, or a patio cover, no part of a structure may encroach into a public utility easement. 

Contractor 

Will you be performing the work yourself, or will you be hiring a contractor? You may be able to complete the project yourself as an owner/builder. An owner builder form is required if the work on the project is to be done yourself. Reference Utah Construction Trades Licensing Act, Chapter 58-55-305, subsection 1, D-E. 

City Development Code 

The American Fork City Development Code contains the ordinances, rules and regulations, land use standards and zoning requirements for American Fork City. It is important to do as much research as possible when planning your project. 

Site Plan

Make sure the site plan is complete. The purpose of the site plan is to clearly show the entire lot and existing home, proposed project, all buildings, sheds, and accessory structures, proposed setbacks dimensions, public utility easements. Plan must be to scale.
